However, the details are only the first part of the story, without Good Old Fashioned Estate Agency Skills you may be relying on luck to sell your property.
The agent taking the call from potential buyers needs to be able to add to what the client will already have seen & read about the property.
This can be determining how a property space can be utilised to meet their specific needs. We believe that many agents fall short in the three areas listed below.
Has only the agent who listed your property been the only one who has seen it?
When Jacksons take a property on to sell, we like to have at least three members of our sales team take a look. Usually, the third is making a VIRTUAL VIEWING video which will be uploaded to YouTube and added to the marketing details. Whilst the main purpose of the video is for marketing it also serves the sales team well. It means that all office-based sales members can peek inside ‘virtually’. This provides a knowledge bank which can be utilised when registering buyers’ requirements & used to discuss your home with potential viewers.
You can employ all the technology possible, but staff knowledge & confidence in what they are able to share with clients is where the real magic happens. You can’t beat talking to someone who has seen the property, knows what it is & what it can be and how you can work it to suit your needs.
Has your agent ‘tweaked’ or reworked your marketing material?
Everyone has different perspectives & preferences. The way one person sees something can be completely different to another. If your property has been on the market for a few weeks & you have not found a buyer, you need to be looking at what can be changed. Change doesn’t always mean ‘better’ more importantly it means ‘differently’. Just a tweak of a photo or the addition of a new garden photo or correction to a floorplan can have a huge impact on how a potential viewer considers the property as viable. The marketing should be fluid and continually being ‘tweaked’ to provide the best opportunity to attract buyers.
Is your agent giving you feedback from viewers & suggestions on what to change?
If you have several viewers and no buyers there will be a common denominator in the feedback. If the agent is getting the feedback, they should be able to advise you on how to action changes to avoid that same feedback again. If we have a property on the market for a few weeks and have no offers Jacqui B who is the company director will visit the property to work out why. She will look at how the home is presented and give you ideas on how to tweak the layout or the presentation to improve the overall desirability. Often this will involve moving furniture, defining room usage & in some instance reworking room layouts. At Jacksons we will assist with ideas & suggestions as to how to get an improved result.
