Lifesavers for Landlords Looks at What A Landlord Should Allow The Tenant To Personalise a Property

Each week we will look at the some of the basic issues which can 'catch you out' as a landlord. I am Mazie Couchman, Lettings Manager at Jacksons, I would be pleased to hear from you with any topics that you would like to know more about.

This week we are looking at the question "How Much Should you allow a tenant to do to make your property their Home?"

Preparing a property to let is as important as preparing to sell. You are SETTING the STANDARD for a the tenant to buy into.

You should also allow your Tenant to make REASONABLE CHANGES  to the property, such as décor changes, window dressings & garden enhancements.

Why?

The best presentation will bring a choice of tenants, meaning you can pick the most suitable one.

By allowing the tenant to invest in the property & make it their home, the less likely they are to move on.

This gives you continuity of rent, lessens loss of income from turnover costs & re-let fees.

Long Term Tenant = Profitable Landlord
