A few hours at the start to focus on the correct presentation, collating guarantees & other important papers & having a fresh smelling uncluttered property will pay you dividends.

Does your agent know your home?
Make sure that the agent has all the information that they will require for viewers who have a genuine interest.
The type, make & location of the boiler.

Guarantees for any improvements which you have made.
Any plans which have been submitted.
Service history for anything which is remaining in the property.

Make sure your home smells fresh & is clean.
Odours & cleanliness are the first thing that any buyer will notice. Open windows, spray round with cleaning products to give that clean & fresh fragrance. Make sure the windows are clean.

Make sure the garden is accessible.
You don’t need to be a keen gardener to make a great impression. Mowed lawns, some pots with colourful seasonal flowers & clear access to the exterior of the property will set a positive first impression.

Make beds, do the washing up & put the laundry away.
If you can get into a clean & tidy mindset it will mean that you have less of that twenty-minute panic tidy before a potential buyer calls on you. The atmosphere to be calm & controlled, rather than stressed & flustered because you were still putting the vacuum cleaner around when the buyer rang the bell.

Make sure the doorbell & any outside lighting is working
This sets the scene for your viewer, if the basics of your property do not work as they should, it posts a red flag for what else in the property has been neglected and does not work.

Make sure that pets are out of the way
Pet owners have increased significantly in the last couple of years. However, NOT EVERYONE likes cats or dogs. A buyer may be frightened of the dog or cat. If you have a dog, you should ideally have someone take it out or at the very least it should be in an outside space. Don’t leave it in the garden if it will bark at people inside. If a buyer is apprehensive, it will affect the time that they spend looking. If you have a cat, you remove the litter tray to make sure that you don’t have any unexpected odours crop up whilst anyone is looking around.
